Stress-Free Parking & More: A Custom Garage in Fountain Square

We love a challenge at Cliffs Construction and when a client came to us in the vibrant Fountain Square neighborhood of Indianapolis with a desire for stress-free parking and more, we were excited to step in! He was looking for a solution for when he got home in the evenings, where he was consistently struggling to find available on-street parking. He also needed additional storage space for lawn equipment and to prepare for a future electric vehicle, including an EV charger. Navigating Challenges with Creativity

This project came with some unique hurdles. Our client was very clear about wanting to conserve as much yard space as possible so his dog could enjoy it to the fullest. To make this a reality, we needed to obtain a variance to allow for a zero-foot setback for the new garage.

After approximately two months of navigating the variance process, we were fully approved to move forward, but with certain conditions. For starters, we had to make sure to build fire-resistant walls on the sides of the garage that shared a property line with his neighbors. We also had to convert the main overhead electrical service line to an underground service line. This transition required a lot of trust from our client and weeks of communication with AES Indiana and our team. This process could have taken our client offline for hours, but we were able to pull it off with less than 15 minutes of power loss.

Innovation in Construction

The specialized construction on this project was an exciting endeavor that required us to beef up the walls that shared a property line. We had to also find an innovative way to keep his attic properly ventilated. Because we were within five feet of the property line, we weren’t able to use traditional soffit vents. Instead, we used a great product called DeckAir that allows fresh air into the attic. This is a way to keep the attic dry and prevent mold growth. Proper ventilation is also key during those hot summer months when you want to prevent the heat from getting trapped and causing damage to your roof.

This garage has provided the client with the enjoyment of living in his neighborhood and the peace of mind he needed, without the hassle of fighting for on street parking, and the chore of clearing off his car in the winter. He’s also now prepared to take the next step in buying his first electric vehicle and being able to charge it in his garage!
